When should you aerate your lawn in North Mississippi?
Aerate warm-season lawns — Bermuda and zoysia — in late spring through early summer, roughly April through July, while the grass is actively growing and can recover. Aerate cool-season fescue in September, paired with overseeding. Most home lawns only need it every one to three years unless compaction persists.

Two different windows, because we have two kinds of grass
This region sits in the transition zone, so the answer depends on what is actually growing in your yard. The governing principle is the same either way: aerate while the grass is actively growing, so it can fill the holes and recover quickly.
- Warm-season lawns (Bermuda, zoysia, centipede): late spring into early summer. University of Tennessee Extension guidance and regional practice put this at roughly April through May, extending into June and July. MSU Extension's compaction guidance similarly points to core aerification in late spring through midsummer, during active growth.
- Cool-season lawns (tall fescue): September, paired with overseeding, while the grass is entering its fall growth flush. That also lines up neatly with the September 1 to November 1 fescue seeding window in MSU Extension Publication 1322.
Aerating a Bermuda lawn in September, when it is heading toward dormancy, means the holes sit open through winter and the turf cannot knit back over them. Aerating fescue in June, when it is already heat-stressed, adds injury to a plant that is barely holding on.
How often is enough
Less often than most services will sell you. UT Extension agent guidance is that home lawns generally need aeration every one to three years — more frequently only where drainage or compaction problems genuinely persist. Annual aeration on a lawn that does not need it is money spent on a symptom you do not have.
Signs you actually need it: water pooling or running off rather than soaking in; a screwdriver that will not push into moist soil; thin turf in traffic paths that fertilizer does not fix; roots that come up in the top inch when you cut a plug.
Why it matters more here than in most places
Because of the clay. MSU Extension explains that this region's heavy clay soils compact from ordinary traffic and mowing over time, reducing the pore space available for oxygen, water and nutrients, and producing shallow, weak root systems. Nearly every subdivision on both sides of the state line was built on cleared clay subsoil, which means most yards in DeSoto and Shelby County start life already partway compacted.
Core aerification — pulling actual plugs, not just poking holes with spikes — is the standard remedy. Spike aerators displace soil sideways and can make compaction marginally worse; a core aerator removes a plug and creates real space. More on the clay problem →
The one thing not to do
MSU Extension warns explicitly: never mix sand into clay soil to fix compaction. The combination produces something with the characteristics of concrete — worse than the clay it was meant to improve. Topdressing with compost after aeration is the productive version of the same instinct.
Getting the most out of an aeration visit
- Water a day or two beforehand. Bone-dry clay will not let the tines penetrate, and saturated soil smears rather than pulling clean plugs.
- Mark irrigation heads, shallow wiring and invisible fence lines before anybody starts.
- Leave the plugs. They break down within a couple of weeks and return soil and microbial life to the surface. Raking them up wastes the best part.
- Follow with topdressing or overseeding if either is on the plan — the open holes are exactly the seed-to-soil contact you want.
- Do not apply pre-emergent afterward in the same season if you are seeding, and be aware that aerating after a spring pre-emergent application punches holes in the chemical barrier.
Aeration and fertility together
Aeration opens the path; fertility gives the plant something to do with it. For warm-season lawns the traditional MSU Extension rule is to wait two to three weeks after spring green-up before the first fertilizer application, letting the plant come out of winter on stored carbohydrates first. Green-up here is early-to-mid April, which puts the first feeding at late April into early May — right alongside the warm-season aeration window. MSU also recommends taking a soil test in the fall to plan the following summer's fertilization program, and notes that fall is the ideal time to apply lime if the test calls for it.
Is spike aeration as good as core aeration?
No. Spikes push soil sideways and compress the walls of the hole, which on clay can make the problem slightly worse. Core aeration pulls a plug out of the ground and creates genuine pore space. On our soils it is the only version worth paying for.
Should I aerate and overseed at the same time?
On fescue, yes — that is exactly why September is the window. On Bermuda and zoysia, overseeding is generally unnecessary because they spread by stolons and rhizomes and fill in on their own once compaction is relieved.
How soon can I mow after aeration?
Right away, at normal height. Just avoid scalping while the plugs are still sitting on the surface, and expect the lawn to look untidy for a week or two before the cores break down.
