Lawn care in Cordova, Tennessee

A suburb inside the city, and a subdivision on every corner

Cordova is unusual. Technically part of Memphis, functionally a large eastern suburb, and depending on where you draw the boundary it holds anywhere from roughly 52,000 to 84,700 people. Income figures swing just as widely across data sources — from about $45,500 to $82,500 — because the area covers everything from 1980s starter subdivisions to newer gated developments.

What is not ambiguous is the density of managed neighborhoods. Cordova has one of the highest concentrations of HOA subdivisions in the metro, which shapes both what people need and what they are allowed to let slide.

HOA covenants set the standard, not us

In a lot of Cordova neighborhoods, the maintenance standard is written down somewhere and enforced by letter. Grass height limits, bed maintenance, no visible weeds in the mulch, edging along the street. That is actually easier for a lawn company to work against than vague expectations — we know exactly what the property has to look like on Friday.

The two things that generate the most letters in this area, in our experience:

• Soft edges. A mowed lawn where the turf has crept over the sidewalk and the street curb still reads as neglected. Hard edging is on every one of our visits, not an upsell.
• Bed weeds. Mulch that has thinned to nothing by August and filled in with spurge and nutsedge. A spring re-mulch at $1.00–$3.00 per square foot solves most of it for the year.

Nutsedge is the Cordova weed

If you have a bright green, faster-growing grass shooting above the lawn three days after a cut, with a triangular stem, that is nutsedge — and it is everywhere in this part of the metro. MSU Extension calls sedges among the most common and troublesome weed species in Mississippi and notes they thrive in areas that hold excess moisture. That describes a large share of Cordova's flat, clay-based subdivision lots with irrigation running on a timer.

Management is a combination of improving drainage, keeping equipment clean so tubers do not get spread from yard to yard, and pre-emergence herbicide, because in-season chemical options are limited. There is no single spray that ends it. Full nutsedge write-up →

Volume is the advantage here

Cordova's subdivision density is the reason we can hold prices close to base on the Tennessee side. When four or five properties on adjacent streets are on the same route day, the drive time per yard collapses.
